How to get to cash flow after taxes

There are essentially two cash flows generated by ownership of rental income: the one that occurs without any consideration for income taxes and the one that results after the investor fulfills his or her income tax obligation.

The first is known as cash flow before taxes (CFBT) and is obtained by subtracting the property’s annual debt service from its net operating income. For example, subtracting the total mortgage payments of $88,470 illustrated above from the NOI of $164,275, the CFBT is $75,806. This figure is usually shown in a real estate analysis and plays a role in our next calculation, but it doesn’t really represent the cash the investor gets after Uncle Sam has taken a bite.

That brings us to a more meaningful bottom line known as cash flow after tax (CFAT), and explains why calculating taxable income and loss is essential.

The formula is relatively simple:
